Closing Day
You are almost there. Closing day is when everything you have worked toward comes together. Our job is to make sure every detail is confirmed and every loose end is tied before you sit down at that table. You should be focused on what comes next. We will make sure the close is ready for you.
Final Walk-Through Inspection
Either the day of closing or the day before, the buyer will conduct a final walk-through to confirm the property is in the same condition as when the Purchase Agreement was signed, that no new issues have surfaced, and that no items belonging to the seller remain on the property.
Cancel Home Services and Utilities
After closing, we will provide you with a straightforward reference list for canceling home services and utilities, so nothing gets overlooked in the transition.
Be Prepared
Even at this stage, unexpected things can happen. A loan that does not process on time. An appliance that stops working. These are not deal-breakers. They are situations we have handled before, and we know exactly how to respond. We will keep things moving and protect your interests until the final signature is on the page.
Closing
After the final walk-through, you, the buyer, and the closing agent will sign the settlement agreement, which documents every financial transaction throughout the process and certifies its accuracy. If you cannot attend closing in person, arrangements can be made depending on the circumstances. Funds can be wired directly to your financial institution or received by check at closing. Have all property keys and relevant information ready for the buyer. Once everything is signed, your home is officially sold.

Tips For Selling

Give Your House a Deep Clean
First impressions are formed in the first few seconds. Before listing, clean the home top to bottom, toilets, surfaces, floors, rugs, and bathrooms. If time allows, bring in a professional cleaning crew. A spotless home tells buyers the property has been respected.

Declutter The Home
Clutter pulls a buyer's attention away from your home's best features. Clear the counters, organize the closets, and remove anything that makes the space feel crowded. Buyers need to see the home, not what is in it.
Call a Handyman
Walk through the property and make a list of every small repair that has been waiting. Fix them before you list. Buyers who see a well-maintained home feel confident in their purchase, and that confidence translates into stronger offers.
