Am I required to make my property available to Section 8?

As a veteran-owned company built on integrity, we will always give you straight answers and help you navigate these requirements with confidence. -

Yes. Veterans Realty Services and Property Management is a fully licensed property management company. We operate in full compliance with all applicable industry standards and regulations, because accountability is not optional for us. It is part of who we are. -
Can I reach you after hours?
Yes. We provide an emergency contact line for urgent property issues that cannot wait. Routine inquiries are handled during normal business hours, and we make sure every message is followed up promptly. -
Can you put the money directly into my account?

Do I get to see the lease or sign it?
Absolutely. As the property owner, you have full visibility into the lease agreement before it is executed. We handle the lease signing on your behalf as part of our management services, but we believe you should always know exactly what is being signed in your name. -
Do you sell real estate too?
Yes. Veterans Realty Services and Property Management offers both property management and real estate sales services. Whether you are looking to buy, sell, or simply protect what you already own, we are equipped to help at every stage of your real estate journey. -
How and when do I get my checks?
Owner disbursements are processed on a consistent monthly schedule, typically via direct deposit, after rent has been collected and any applicable expenses have been accounted for. You will always have a clear record of where your money went. -
How is rent collection handled?
We offer multiple payment options for residents, including online payments, to make the collection process as efficient as possible. Late payments are addressed promptly and in accordance with the terms of the lease, so your cash flow stays protected. -
How long of a lease do you sign?
Standard lease terms are typically twelve months, though we evaluate each property and market individually. Shorter or longer terms may be available depending on your goals and local conditions, and we will always discuss options with you before moving forward. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in alignment with local legal requirements and current market standards. The specific amount is determined based on factors such as the monthly rent and applicable state law, and we handle it by the book, every time. -
How soon can you start managing my property?
We can begin managing your property as soon as the property management agreement is signed and the property is ready for leasing. Our onboarding process is straightforward, and we move with the kind of purpose you would expect from a veteran-led team. -
What type of properties do you manage?
We manage a wide range of residential and commercial properties, including single-family homes, multi-family units, condos, and small commercial spaces. No matter the property type, we bring the same standard of care and accountability to every door we manage. -
What type of reports do I get and how often?
You receive regular financial statements that detail rent collected, expenses paid, and maintenance activity. We believe owners deserve full transparency into the performance of their investment, and our reporting is designed to give you exactly that. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account that is legally separate from our operating funds, as required by applicable state law. We handle all deposit accounting with strict compliance and complete transparency, because your money deserves that level of protection.
