Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
At Veterans Realty Services and Property Management, we operate on a first-come, first-served basis. A completed application and required fees are what secure your place in line. We recommend submitting your application as soon as possible so you do not miss out on the home that is right for you. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases, applicants are required to pay the first month's rent and a security deposit prior to moving in. Some properties may also require the last month's rent. We will walk you through exactly what is required so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement. In most states, that means being 18 years of age or older. Every adult occupant of the home must submit a completed application. -
Is the deposit refundable?
Security deposits are generally refundable at the end of your lease, provided the home is returned in good condition with no damage beyond normal wear and tear and all lease obligations have been met. Deductions may apply for unpaid rent, documented damages, or necessary cleaning costs. -
Who needs a cosigner?
A cosigner may be required when an applicant does not fully meet the income, credit, or rental history criteria on their own. Cosigners must satisfy the same financial qualifications and will be required to sign a guarantor agreement as part of the leasing process. -
You have a property I want to rent. How do I apply?
We make the process straightforward. Applications can be submitted online or in person. You will need a completed application, the application fee, and supporting documentation such as proof of income and a valid form of identification. Our team is here to guide you through every step. -
How do I pay rent?
Rent can be paid through your online tenant portal, via automatic bank transfer, or by check or money order depending on the options available for your property. We aim to make the payment process as convenient as possible for every resident we serve. -
I want to get a pet. What should I do?
Before bringing a pet into your home, review your lease agreement and reach out to our management team. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have specific restrictions. We will help you get clarity on what applies to your home. -
I want to move out, but my roommate wants to stay. What should I do?
Because all tenants on a lease share equal responsibility for the full lease term, this situation requires coordination with our team. The remaining tenant may need to demonstrate they can qualify on their own, or a replacement tenant may need to be identified and approved by management before any changes to the lease are made. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice before vacating. Review your lease for the required notice period and submit your intent to vacate in writing before the deadline. Our team will walk you through the move-out process and what to expect every step of the way. -
Who is responsible for paying for repairs and maintenance requests?
Veterans Realty Services and Property Management handles routine maintenance and repairs as part of our commitment to well-maintained homes and satisfied residents. Tenants may be responsible for costs associated with damage resulting from negligence or misuse. All maintenance requests should be submitted promptly through your tenant portal so we can respond as quickly as possible.
