The Price Is Not Always Right
The highest number on paper is not always the strongest offer on the table. Contingencies, financing strength, closing timelines, and the reliability of the buyer all factor into which offer actually serves you best. Our agents evaluate every proposal with clear eyes and walk you through each term so you can make an informed decision, not just a reactive one.
Negotiating To Win
We negotiate with integrity. That means putting your interests at the center of every conversation while keeping the transaction moving forward. Good negotiation is not about winning at the other party’s expense. It is about reaching the best possible outcome for our client without letting emotion or pressure derail the deal.
The Initial Agreement and Deposit
Once both parties agree on terms, you will both sign the Purchase Agreement and the buyer will place a deposit into an escrow account. Escrow is managed by a neutral third party, either a title company or an attorney, who holds and distributes all transaction funds until closing.
Laws vary by state, but most Purchase Agreements require a deposit from the buyer held in escrow, pending the fulfillment of contingencies outlined in the contract.
A few things that keep this process on track:
- Keep written records of everything. Counter-offers, verbal agreements, and addendums all need to be documented and signed by both parties. We will draft and organize all written records and provide copies for everyone involved.
- Stay on schedule. Both parties are working within a defined timeline to meet each contingency. Staying on track reduces stress and protects both sides from a breach of contract. We will keep you informed at every step and prepare you for what comes next.

Tips For Selling

Give Your House a Deep Clean
First impressions are formed in the first few seconds. Before listing, clean the home top to bottom, toilets, surfaces, floors, rugs, and bathrooms. If time allows, bring in a professional cleaning crew. A spotless home tells buyers the property has been respected.

Declutter The Home
Clutter pulls a buyer's attention away from your home's best features. Clear the counters, organize the closets, and remove anything that makes the space feel crowded. Buyers need to see the home, not what is in it.
Call a Handyman
Walk through the property and make a list of every small repair that has been waiting. Fix them before you list. Buyers who see a well-maintained home feel confident in their purchase, and that confidence translates into stronger offers.
