Closing

It’s Time to Celebrate!

Moving In

Whether you celebrate with friends or simply exhale after months of hard work, there are a few final steps to take before the property is officially yours.

Final Walk-Through Inspection

The final walk-through is your last opportunity to inspect the property before taking ownership. By this stage, all contingencies should be resolved and the seller’s belongings removed. The walk-through typically takes place the day before or the morning of closing.

Closing

When the final walk-through is complete and everything checks out, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents every financial transaction in the deal and confirms its accuracy. You will sign your loan documents and deposit the balance of your down payment and closing costs into escrow. Funds can be delivered by certified bank check or wired electronically to the escrow account in the amount specified in the settlement statement. Once everything is signed and funds are confirmed, the deed is recorded at the County Recorder’s office and ownership officially passes to you.

Tips For Buying

Don’t Max Out Your Budget icon

Do Not Max Out Your Budget

Being approved for a maximum loan amount does not mean you should spend every dollar of it on the purchase price. Reserve funds for closing costs, property taxes, and any repairs or improvements the home may need.

Get to Know the Area

Spend time in the neighborhoods you are considering. Look at proximity to schools, shopping, and other amenities that matter to your household. A property in the right location holds its value and fits your life better long term.

Do Not Skip the Home Inspection

A thorough inspection gives you an honest picture of the property's condition before you commit. Inspections surface issues that are easy to miss and give you leverage to negotiate or walk away with full information.

Get Pre-Approved

Pre-approval tells sellers you are a serious, qualified buyer. It strengthens your offer and puts you in a position to move confidently when the right opportunity appears.

What Price Range Can I Afford?

Resources For Clarksville Home Buyers

Before you begin the buying process, get your financial house in order. Avoid large purchases, new loans, or major career changes in the months leading up to your purchase, since each one can shift your credit profile in ways that limit your options. Your credit score influences the type of property you can finance, your interest rate, and your overall purchasing power. Veterans of the U.S. military also have zero-down programs available.

Getting prequalified early gives you a realistic picture of what you can afford and sets you up to act quickly when the right property comes along. We work alongside trusted, experienced lenders in residential, construction, commercial, and investment real estate so you know exactly where you stand before you make a move.
